When you're buying a home, the property itself is only part of the decision. Location matters, and once you close, you can't renovate your way into a different neighborhood.
That's why one of my favorite ways to evaluate a potential location is surprisingly simple: get out of the car and walk it.
Whether you're considering a home in Yarmouth, Barnstable, Dennis, Harwich, Brewster, Chatham, Falmouth, Mashpee, Orleans, Eastham, Bourne, Sandwich, or one of the surrounding Cape Cod towns and villages, a 30-minute walk can tell you things that a drive through the neighborhood simply can't.
What Is the 30-Minute Walk Test?
Start at the property you're considering and walk for about 15 minutes in one direction. Explore the surrounding streets, see what's nearby, and pay attention to how easy it is to get around.
Then take a different route back.
You're not just counting steps. You're getting a firsthand look at the streets, businesses, sidewalks, parks, local activity, and overall character of the area.
And don't stop at one walk. If possible, explore the neighborhood at different times of day and on different days of the week. A weekday afternoon can feel very different from a Saturday morning.
Here are 10 things I recommend looking for during your walk.
1. What Can You Reach on Foot?
Start by looking at what's actually within walking distance.
Depending on the Cape Cod community, you might find:
Local markets
Restaurants and cafés
Shops and boutiques
Post offices
Libraries
Parks and recreation areas
Pharmacies
Beaches or waterfront areas
Village centers
One of the great things about Cape Cod is that different towns and villages have their own distinct character. A home near a village center can offer a very different experience from one tucked away on a quieter residential road.
2. Look for Everyday Conveniences
Don't just look for places you'd visit on vacation. Think about your everyday life.
During your walk, consider whether the area provides convenient access to the services you actually use.
You might look for:
Grocery stores
Banks
Post offices
Fitness facilities
Hair salons and barbers
Medical offices
Coffee shops
Restaurants
Local services
The goal isn't to find every possible amenity within 30 minutes. It's to determine whether the location works for your lifestyle.
3. Pay Attention to Sidewalks
A neighborhood can have plenty of destinations nearby but still be difficult to navigate on foot.
Look at the condition and continuity of the sidewalks. Are they well maintained? Do they connect naturally from one street to another?
On Cape Cod, you may also encounter areas where sidewalks aren't continuous or where walking routes change depending on the season and location.
Don't assume that a short distance on a map automatically means an easy walk.
4. Examine Crosswalks and Intersections
Pay attention to how you get across busy streets.
Are there clearly marked crosswalks? Are intersections easy to navigate? Do pedestrian routes connect naturally to the places you want to visit?
If reaching a nearby restaurant or shop requires crossing a particularly busy road without an obvious pedestrian route, that's something you'll want to know before buying.
5. Explore After Dark
A neighborhood can look completely different once the sun goes down.
If you're seriously considering a property, visit the area during the evening and pay attention to lighting, traffic patterns, noise, and how the streets feel at that time of day.
You're not trying to judge an area based on assumptions. You're simply getting firsthand information about what living there could actually be like.
6. Look at the Trees and Landscaping
Cape Cod is known for its distinctive coastal landscapes, mature trees, and natural surroundings.
As you walk, notice how much greenery there is and how the streets are landscaped.
Trees can provide shade during warmer months, while well-maintained landscaping can contribute to the overall character of a neighborhood.
7. Notice Places to Stop and Enjoy the Area
Walkability isn't only about getting from Point A to Point B.
Look for parks, benches, public spaces, waterfront areas, village greens, and other places where you can slow down and enjoy your surroundings.
In Cape Cod communities, this could mean discovering a small village green, a local park, a scenic walking route, or a nearby waterfront area you hadn't noticed while driving.
8. Test the Routes You Would Actually Use
Here's an important part of the test: walk the way you would actually live.
If you're considering a home near a village center, walk toward the restaurants and shops you'd likely visit.
If you're interested in a home near the water, see what the route to the waterfront is actually like.
If you frequently walk for errands, test those routes.
A map may tell you that something is "close." Walking there tells you what close actually feels like.
.
9. Look at How Businesses Are Positioned
Here's another interesting test: look at how commercial areas interact with pedestrians.
Are businesses easy to reach from the sidewalk, or are you walking through large parking areas to get to the entrance?
Cape Cod's traditional village centers often have a very different layout from newer commercial areas designed primarily around vehicle access.
Neither is necessarily better for everyone. The question is whether the design matches the lifestyle you're looking for.
10. Count the Other Walkers
Finally, look around.
Are people walking their dogs? Heading to local shops? Walking toward restaurants? Enjoying a park or waterfront?
The number of people walking can give you another perspective on how the area functions.
But remember, Cape Cod is seasonal. A neighborhood can have a very different rhythm in July than it does in January. That's why experiencing the area at different times can be particularly valuable when you're considering a Cape Cod home.
Why the 30-Minute Walk Matters When Buying on Cape Cod
Photos, virtual tours, listing descriptions, and maps can tell you a lot about a property.
But they can't completely show you what it's like to live there.
Taking a 30-minute walk lets you experience the neighborhood firsthand and consider things that don't always appear in a listing.
If you're buying a home on Cape Cod, I encourage you to explore beyond the property lines. Walk the streets. Visit the nearby businesses. Check out the parks and waterfront. Come back at a different time of day.
